Before You Buy And Sell Tax Lien Homes

Many real estate investors make their money when they buy and sell tax lien homes.  A tax lien can be assessed by the county in which the home resides for failure to pay property or county taxes, or by the state or federal governments for unpaid taxes.  Each lien will need to be addressed when you buy and sell tax lien homes.  After a certain amount of time has passed the home can be foreclosed on by the holder of the lien and the home sold at auction.  There are a few important points that should be known before you try to buy and sell tax lien homes to make your fortune.

If you wish to buy and sell tax lien homes that have not gone into foreclosure yet, the agency holding the lien can sell the certificate of the lien.  You can buy the lien certificates but you will not be able to buy and sell tax lien homes until the debt is settled.  By purchasing the certificate you are purchasing the right to collect the amount due.  You cannot buy and sell tax lien homes until that amount is paid or until the waiting time has passed and you can foreclose on the home.  Once properly foreclosed on, you can buy and sell tax lien homes at your discretion.  This process, depending on the location of the home, could take up to two years before you have the right to buy and sell tax lien homes.

If you do not want to wait that long to make a profit, or if you do not have the liquid assets to tie up, you can immediately buy and sell tax lien homes that have gone to auction by the lienor after their waiting period has passed and they have already foreclosed.  Be sure to wait at least 120 days after they have foreclosed on the home before you buy and sell tax lien homes because the IRS has this long to take the home from the new owner to recover non-payment of federal taxes. 

As with any home, it is important to do a title search to ensure that other taxes are not owed after you buy and sell tax lien homes or certificates because often times a homeowner who was unable to pay taxes to one authority was also unable to pay the others.  Once you know the titles are clear, you can buy and sell tax lien homes and make a pretty profit.
